  4. 4

Drag the result slider between Comfortable and Stretch to see the home price, loan, EMI and the cash you need on day one.

How Butter works out your budget

The same four checks a bank runs, in the order they apply.

1

What EMI fits your income

Banks let all your EMIs together take 55–70% of take-home pay, depending on income. We also show a comfortable 50% so you keep room to live and save.

2

How long you can borrow

Banks lend for up to 30 years, usually until you turn 65. A longer tenure lowers the EMI, so you can borrow more on the same income.

3

RBI loan limits

Banks can fund up to 90% of a home for loans up to ₹30 L, 80% up to ₹75 L, and 75% above that. The rest is your down payment.

4

Cash you need on day one

Stamp duty, registration, processing and legal fees aren’t covered by the loan. We take them out of your cash first, so the budget is one you can actually close on.

Why our number is more accurate than other calculators

We include stamp duty and registration charges — often 6–8% of the price — so you see the total cost of buying the home, not just the loan. We also use debt-to-income limits that stay comfortable for you, and apply RBI’s loan-to-value rules. Most calculators count all your cash as down payment and leave these out, so the gap only shows up at registration. Butter shows the home you can actually buy with the cash you have.

Frequently asked questions

What’s the difference between “comfortable” and “bank-max”?

Bank-max is the most a lender is likely to approve. Comfortable keeps all your EMIs within 50% of take-home pay, leaving room for savings, emergencies and life.

Should I enter gross or take-home salary?

Take-home (net) salary — the amount credited to your bank account each month. Indian lenders work out EMI limits on net income for salaried borrowers.

How can I afford a bigger home?

Add a co-applicant’s income, close or prepay small loans to free up EMI room, choose a longer tenure, or put in more cash if that is the limit. The tip in your result tells you which one matters most.

Will this affect my credit score?

No. This calculator doesn’t pull your credit report. When you check lender offers, we’ll ask for your consent first.
